How much does a septic pump-out cost?

Routine residential pump-outs start at $420, quoted up front before any work begins — and there’s no separate emergency fee. Final price depends on tank size, how much digging is needed, and access to the lid. See septic tank pumping or read what affects septic pumping cost.

How often should I pump my septic tank?

Most Central Florida households land in the every-3–5 years range, but there’s no single number that fits every home — it depends on tank size and how many people use the system. Regular pumping keeps solids from reaching and clogging your drain field. We’ll help you set the right interval; learn more about routine pumping.

Can you come out tonight? Do you charge an emergency fee?

We answer live 7 AM–11 PM, seven days a week, and dispatch for true emergencies like backups and overflows during those hours. After 11 PM, our answering service logs your call and we get back to you first thing at 7 AM. There’s no separate emergency fee on a standard pump-out. See emergency septic service.

What are the warning signs my drain field is failing?

Watch for slow drains throughout the house, gurgling toilets, sewage odors indoors or in the yard, soggy or unusually green patches over the drain field, and backups. What are your hours — will a real person actually answer?

Yes. A real person answers 7 AM–11 PM, every day. We don’t claim 24/7 — after 11 PM an answering service takes your information and our team calls you back at 7 AM, so you always know exactly when you’ll reach us.

What areas do you serve?

Am I eligible for a county septic subsidy?

Possibly. Several Central Florida counties run septic-upgrade and conversion programs, especially near sensitive springs. Amounts, eligibility, and funding windows change, so we date-stamp everything and tell you to verify current status before counting on a figure. How long does a new septic system installation take?

It varies with site conditions, weather, and permit turnaround, so we don’t promise an exact number of days — we give you a realistic timeline after an on-site inspection. We handle the OSTDS permits and county inspections for you. See septic system installation.

What’s an advanced (ATU / nitrogen-reducing) system?

A conventional system uses a tank and a soil drain field. An advanced treatment unit (ATU) adds an oxygen-based step that breaks down waste further and cuts the nitrogen reaching groundwater — often required near sensitive Florida waterways or in BMAP areas. Do you do septic inspections before a home sale?

Yes — we provide real-estate and home-sale septic inspections for buyers, sellers, and realtors, with clear written reports. You can combine an inspection with a pump-out and save. See septic inspections.

Do you handle grease traps and commercial accounts?
